Listing Filters: Controlling Which Properties Get Posted

Listing filters decide which eligible properties Social Automation can share. You can configure different rules for new listings, sold listings, and active listings.

Before you begin: Listing posts require a connected MLS or IDX feed and an eligible listing owned by the listing, or seller's, agent. Co-listed properties are excluded.

Open Listing filters

Open Content → Social → Settings, then scroll to Listing filters.

  1. Listing filters: Choose a listing type, property type, and optional matching limits.

Configure each listing type

Choose each section on the left and set its rules independently:

  • New listings: Properties newly received as active listing events.
  • Sold listings: Properties received as sold listing events.
  • Active listings: Eligible still-on-market properties considered when they reach 7, 14, 21, 28, 42, 56, 70, 84, or 90 days on market, then a monthly milestone through 365 days.

Changing one section does not apply the same values to the other two.

Choose property types

The available property types are:

  • Residential
  • Land
  • Commercial

Only Residential is selected by default.

Rental and lease listings are not included in these property-type groups.

Set matching limits

You can optionally enter:

  • Min price
  • Max price
  • Min beds
  • Min baths

Residential properties match against price, bedrooms, and bathrooms. Land and commercial properties match against price only, so bedroom and bathroom values do not affect those property types.

Leaving a field empty means that limit is not applied. Use whole numbers for bedrooms and bathrooms.

Filters narrow the eligible listing pool. If posts stop appearing after a change, temporarily remove restrictive values and check the calendar after the next eligible listing event or active-listing run.

Set the active-listing publish time

The Active listings section also includes Post time and Time zone.

Choose when the daily still-on-market batch should run and which time zone should be used.

This time applies to active, still-on-market posts. New and sold posts are triggered as eligible MLS events arrive and are not held for this daily time.

Understand what filters cannot change

Filters do not:

  • Turn a buyer-side listing into an eligible seller-side listing.
  • Include a co-listed property.
  • Replace the requirement for a connected MLS or IDX feed.
  • Create a listing event that has not reached Placester.
  • Schedule an individual post for a future date.
  • Control a Reel created manually from today's calendar. Manual listing Reels choose a recent listing directly rather than using these automated-post filters.

If no listings are posted

Check:

  1. Social Automation is active.
  2. Facebook and Instagram show ready to publish.
  3. Your MLS or IDX feed is connected.
  4. The account is the listing agent for the property.
  5. The property type is selected.
  6. The listing falls inside the price, bedroom, and bathroom limits.
  7. For active listings, the selected Post time has passed in the selected Time zone.
