Listing Filters: Controlling Which Properties Get Posted

Listing filters decide which eligible properties Social Automation can share. You can configure different rules for new listings, sold listings, and active listings.

Before you begin: Listing posts require a connected MLS or IDX feed. An agent account shares listings where you are the listing agent. A team account shares listings that match an agent ID you add. A broker account shares listings that match an agent ID or an office ID you add. Your account does not post a listing when you are only the co-listing agent. A home you listed still posts from your account when another agent is the co-listing agent.

Open Listing filters

Open Content → Social → Settings, then scroll to Listing filters.

The left side is the same for an agent, a team, and a broker. Choose New listings, Sold listings, or Active listings. Then set the property type, price, beds, and baths. Homes use price, beds, and baths. Land and commercial use price only.

Agent

We only share listings where you are the listing agent.

Listing filters for an agent account

  1. Under Which MLSs, check each MLS you want. The row shows the MLS name and your agent ID.

Team

We only share listings that match an agent ID you add.

Listing filters for a team account

  1. Under Which agents, pick an MLS, then add the agent IDs. Nothing posts until you add an agent ID.

Broker

We only share listings that match an agent ID or an office ID you add.

Listing filters for a broker account

  1. Under Which agents and offices, pick an MLS, then add the agent IDs and the office IDs. Nothing posts until you add an agent ID or an office ID.

Configure each listing type

Choose each section on the left and set its rules independently:

  • New listings: Properties newly received as active listing events.
  • Sold listings: Properties received as sold listing events.
  • Active listings: Eligible still-on-market properties considered when they reach 7, 14, 21, 28, 42, 56, 70, 84, or 90 days on market, then a monthly milestone through 365 days. A missed day does not post later. One daily batch includes up to 20 listings.

Changing one section does not apply the same values to the other two.

Choose property types

The available property types are:

  • Residential
  • Land
  • Commercial

Only Residential is selected by default.

Rental and lease listings are not included in these property-type groups.

Set matching limits

You can optionally enter:

  • Min price
  • Max price
  • Min beds
  • Min baths

Residential properties match against price, bedrooms, and bathrooms. Land and commercial properties match against price only, so bedroom and bathroom values do not affect those property types.

Leaving a field empty means that limit is not applied. Use whole numbers for bedrooms and bathrooms.

Filters narrow the eligible listing pool. If posts stop appearing after a change, temporarily remove restrictive values and check the calendar after the next eligible listing event or active-listing run.

Set the active-listing publish time

The Active listings section also includes Post time and Time zone.

Choose when the daily still-on-market batch should run and which time zone should be used.

This time applies to active, still-on-market posts. New and sold posts are triggered as eligible MLS events arrive and are not held for this daily time.

Understand what filters cannot change

Filters do not:

  • Turn a buyer-side listing into an eligible seller-side listing.
  • Post a listing when you are only the co-listing agent.
  • Replace the requirement for a connected MLS or IDX feed.
  • Create a listing event that has not reached Placester.
  • Schedule an individual post for a future date.

If no listings are posted

Check:

  1. Social Automation is active.
  2. The card shows ready to publish, or it shows Instagram not linked when you publish to Facebook only.
  3. Your MLS or IDX feed is connected.
  4. The listing matches your account. An agent must be the listing agent. A team must have the agent ID added. A broker must have the agent ID or the office ID added.
  5. The matching row is turned on under What posts automatically. If that row was off, listings from that time do not post later.
  6. The property type is selected.
  7. The listing falls inside the price, bedroom, and bathroom limits.
  8. For active listings, the listing is on one of the days listed above, and the selected Post time has passed in the selected Time zone. A missed day does not post later.
